Do I need planning permission?

In most cases, no. The majority of garden rooms and loft conversions, plus many single-storey extensions, fall under permitted development, which means no planning application is needed. When permission is required, we prepare and submit everything for you.

Garden rooms

Almost all of our garden rooms fall under permitted development, provided they’re single-storey, under 2.5m tall within 2m of a boundary, and don’t cover more than half your garden. That means no planning application in the vast majority of cases, and we confirm your specific situation at the free survey.

Home extensions

Many single-storey rear and side-return extensions are permitted development within set size limits, though larger, wrap-around and double-storey extensions usually need a full application. We check your property’s planning history and permitted-development rights before quoting, and prepare any application needed.

Loft conversions

Rooflight conversions and most rear dormers fall under permitted development within volume limits; mansards, and anything facing a highway or in a conservation area, typically need permission. Every conversion must meet Building Regulations for fire safety, insulation and staircases, which we manage and certify for you.
