Do I need planning permission?

Almost never. Most garden rooms fall under permitted development, provided they’re single-storey and under 2.5m tall within 2m of a boundary. We check your specific situation before any work starts, and if permission is ever needed we handle the application for you.

How long does a build take?

Most rooms are complete within 10–14 working days on site. From ordering, allow 4–6 weeks for design sign-off and materials before the build starts.

Is the price on the website really the final price?

Accepted Answer

Yes. The online price is confirmed at your free survey, and once confirmed it’s fixed. Groundwork, build, cladding and making good are all included. The only changes come from changes you ask for.

Can I use a garden room all year round?

Absolutely. Every room has an insulated floor, walls and roof plus double glazing as standard. Add the heating & cooling pack and it will be comfortable in a heatwave or a frost.

Do you handle the electrics?

Yes. Our own NICEIC-certified electrician runs an armoured cable from your consumer unit and certifies everything. Sockets, lighting and a data point are included in the electrics pack.

What foundations do you use?

Accepted Answer

Ground screws in most gardens. They’re fast, clean and don’t disturb tree roots. Where ground conditions demand it, we switch to a concrete pad at no extra cost.

Question 7

What guarantee do I get?

A 10-year structural guarantee on the building, backed by insurance, plus manufacturer warranties on glazing and any heating or electrical equipment.

Will the build damage my garden?

Accepted Answer

We protect lawns and borders with track mats, and everything comes through on foot, with no diggers across the flower beds. Most customers tell us they couldn’t tell we’d been, apart from the new room.
