Garden room, extension or loft: which one do you actually need?
Three ways to add a room, with genuinely different trade-offs. A rough framework for choosing.
Start with what the room is for
If it needs to be part of the house, like a bigger kitchen or a family room that flows off it, an extension is the only real answer. If it benefits from being separate, like an office, a studio, a gym or a guest space, a garden room is usually better, cheaper and faster. If you need bedrooms and your roof has the height, a loft conversion adds the most value per pound.
Cost and disruption
A garden room is the least disruptive by a wide margin: nothing happens inside your house, and most are finished in under three weeks. An extension means dust, noise and a period without a back wall, typically eight to twelve weeks. A loft conversion sits in between: scaffolding and roof works are noisy, but the ground floor stays livable throughout.
What each does to the value of your home
Loft conversions with a bedroom and ensuite tend to return the most, particularly where they take a three-bed to a four-bed. Extensions that improve the kitchen and living arrangement come next. Garden rooms add less on paper, since they are not counted in the internal floor area, but a well-built, insulated, powered office is increasingly a genuine selling point rather than a shed.
Planning is a real tiebreaker
Garden rooms usually need no permission at all. Loft conversions often don’t either, unless it is a mansard or you’re in a conservation area. Extensions vary most: many single-storey rear extensions are permitted development, but anything wraparound or double-storey generally means an application and a two-month wait. If timing matters, that difference is worth weighing.
